The location is excellent, the room is excellent, but because of the location the noise was problematic and disturbed sleep, (I may not have understood correctly what breakfast includes) but coffee and cake is not breakfast. All in all, a really good experience, mainly because of the location.

Perfect location — everything is within walking distance. The room was clean and, very importantly, completely quiet — no noise from outside or other guests. The air conditioning did make a bit of noise, but this stopped once it was turned off. At night, it wasn’t needed anyway, thanks to the good isolation. The staff were also friendly and welcoming. One thing to note: late check-in (at night) comes with an additional fee of €20, also be sure to inform the hotel in advance about your check in time.
