Not sure where the negative reviews come from. This hotel is exactly as displayed in the advert and photos, it's absolutely fine for a night stay.

Basic motel in a fairly remote part of the city (not recommended at nighttime for lone females … or males for that matter). Several fast food joints nearby.

I have stayed here multiple times and have never had any issues with the location, service, or any issues with the rooms and if anything such as needing something for the room the front desk never has a problem taking care of it. I have seen reviews of people complaining about homeless and cleanliness and I can tell you I have gone out in the middle of the night and never once had a problem. I would definitely recommend a stay here.
